When Do You Need a Permit?

Permits are required for new construction and most renovations that change structural, mechanical (HVAC), electrical, gas or plumbing systems. Common examples:
- Finishing a basement, garage or attic.
- Adding circuits, outlets, lights or new wiring.
- Panel upgrades and service changes.
- EV chargers, hot tubs, A/C and heat pumps.
- Adding or moving kitchen and bathroom fixtures.
- Adding or removing walls, or enlarging window and door openings.
When You Usually Don't
Most simple like-for-like repairs don’t need a permit, for example:
- Replacing a broken receptacle or light switch with the same type.
- Replacing a light fixture on an existing box.
- Changing a doorbell.
- Plugging in portable appliances.
- Cosmetic work like retiling or painting.
When in doubt: Rules change and every project is different. Check with the City of Calgary or ask us before you start.
Safety-Critical Work Always Needs a Permit
- Water heaters: To make sure the temperature and pressure relief valve and venting are installed correctly.
- Anything gas: Appliances, lines and vents.
- Vented heating and cooling: Furnaces, boilers, wood stoves and similar equipment.
- New GFCI and AFCI protection added as part of a renovation.
How Permits Work
- Separate permits: Usually one for each trade, such as electrical, plumbing, gas and building.
- Who pulls it: The person doing the work, either a licensed contractor or a qualified homeowner for their own home.
- Posting: Keep the permit visible on site for the inspector.
- Inspections: Often a rough-in inspection before walls close and a final inspection when the job is done.
Why it matters: Unpermitted work can cause problems when you sell your home or file an insurance claim. A passed inspection is your proof the job was done right.
