When Do You Need a Permit?

Permits apply to most electrical changes beyond simple repairs.

Permits are required for new construction and most renovations that change structural, mechanical (HVAC), electrical, gas or plumbing systems. Common examples:

  • Finishing a basement, garage or attic.
  • Adding circuits, outlets, lights or new wiring.
  • Panel upgrades and service changes.
  • EV chargers, hot tubs, A/C and heat pumps.
  • Adding or moving kitchen and bathroom fixtures.
  • Adding or removing walls, or enlarging window and door openings.

When You Usually Don't

Most simple like-for-like repairs don’t need a permit, for example:

  • Replacing a broken receptacle or light switch with the same type.
  • Replacing a light fixture on an existing box.
  • Changing a doorbell.
  • Plugging in portable appliances.
  • Cosmetic work like retiling or painting.
When in doubt: Rules change and every project is different. Check with the City of Calgary or ask us before you start.

Safety-Critical Work Always Needs a Permit

  • Water heaters: To make sure the temperature and pressure relief valve and venting are installed correctly.
  • Anything gas: Appliances, lines and vents.
  • Vented heating and cooling: Furnaces, boilers, wood stoves and similar equipment.
  • New GFCI and AFCI protection added as part of a renovation.

How Permits Work

  • Separate permits: Usually one for each trade, such as electrical, plumbing, gas and building.
  • Who pulls it: The person doing the work, either a licensed contractor or a qualified homeowner for their own home.
  • Posting: Keep the permit visible on site for the inspector.
  • Inspections: Often a rough-in inspection before walls close and a final inspection when the job is done.
Why it matters: Unpermitted work can cause problems when you sell your home or file an insurance claim. A passed inspection is your proof the job was done right.

Is Your Electrical Panel Ready?

Panel upgrades, EV chargers, hot tubs and basement suites all need permits, and often more panel capacity.

Our electrician guide walks you through what’s inside your panel, how breakers keep you safe, and the signs it’s time for an upgrade.

I’ve had Mike come out for several years now maintaining and repairing electrical countless times in southwest Calgary. When it comes to residential electrical repair and troubleshooting, He always finds the issue and fixes it if it’s possible to do it on the first trip without drywall repair or exterior adjustments and knows a lot about home construction and building science to advise the customer when it comes to weighing their options.

Mike and Team were fantastic to work with. We have a large property with a complex boiler, hydronic heating system and electrical system. To make matters more complicated, we had another company complete work on it the prior summer and many things were unfortunately broken in the process. Mike and team came in and promptly and efficiently diagnosed and fixed multiple issues. Everything is now working perfectly! They were great to deal with - on time, under budget and great communicators throughout the process. Would absolutely recommend.

Great experience working with Mike. Organized the appointment on a Sunday night and he had everything fixed by Monday morning! Very professional and recommended some other solutions and price points for some lower priority items around the house. I will definitely be giving him a call again!

We had Mike replace our outdoor garage sconce lights partly because one of them had a short circuit and needed further looking into. He was able to repair the short and replace the old lights with a fixture that has motion detection and turns off automatically during the day and activates with motion automatically during the night. Mike responded right away to our request, service was excellent, and we are so happy with the new garage lights! Highly recommend this business A+
